What’s included
How SDA works.
SDA homes are built to NDIS design standards. Here’s what you should know:
Purpose-built homes
SDA homes are designed and built for people with very high support needs, to NDIS SDA design standards.
Four design categories
Improved Liveability, Fully Accessible, Robust and High Physical Support – each meets different needs.
Different types of homes
SDA can be an apartment, villa, townhouse, house or group home, depending on what’s right for you.
Separate from your support
SDA funds the home. Your day-to-day support, such as SIL, is funded separately in your plan.
Your rent contribution
You usually pay a reasonable rent contribution, and SDA funding covers the rest of the cost of the home.
Help to get started
We can explain how SDA works and talk with you and your support coordinator about current vacancies.

01
SDA design categories.
SDA homes are built to one of the NDIS design categories, each for different needs. Our SDA homes cover all four:
- Improved Liveability – better physical access, plus features for people with sensory, intellectual or cognitive impairment
- Fully Accessible – a high level of physical access for people with significant physical impairment
- Robust – strong, durable homes that reduce repairs, which may suit people who need support with complex behaviours
- High Physical Support – for people with very high physical support needs, with features like assistive technology and structural support for ceiling hoists
Your NDIS plan says which design category you are funded for, and the type of building.
02
SDA building types.
SDA can be funded for different types of homes:
- Apartment
- Villa, duplex or townhouse
- House for up to 3 residents
- Group home for 4 or 5 residents
Where you live, and who with, makes a big difference. We’ll talk through your preferences when you ask about vacancies.

03
Am I eligible for SDA?
To get SDA funding you need to have an extreme functional impairment or very high support needs, and meet the SDA needs requirement and the NDIS funding criteria. The NDIA decides this based on evidence about your needs, often including a housing assessment from an occupational therapist.
Your support coordinator or a specialist support coordinator can help you gather evidence and apply. If you are in hospital, NDIA staff who work with hospitals can also help with SDA applications.
04
Your rights as an SDA resident in Victoria.
In Victoria, SDA residents can have an SDA residency agreement under Part 12A of the Residential Tenancies Act 1997. These agreements give residents extra rights and protections. Your SDA provider must give you an information statement at least seven days before you sign, and must explain the agreement in a way you understand. You can have a support person with you.
A provider’s notice to vacate must give at least 90 days’ notice, and the agreement can only be ended as Part 12A allows. You can also keep receiving visits from Community Visitors. Consumer Affairs Victoria has more information and easy-read guides.
05
Rent and other costs in SDA.
SDA funding is paid to the SDA provider for the home. You pay a reasonable rent contribution, capped by NDIS rules and based on a share of the Disability Support Pension plus any Commonwealth Rent Assistance you receive. You also pay your own day-to-day costs, like food, electricity, water and internet. We explain all costs before you move in.
NDIS funding
How it’s funded.
SDA is funded from the Capital Supports budget in your NDIS plan, and only when the NDIA decides you are eligible. Only a small number of participants receive SDA funding. If you think you may be eligible, talk to your support coordinator or the NDIA. Check the latest at ndis.gov.au.

FAQ
SDA: your questions.
Still not sure? Call us or send a message and we’ll help you work it out.
What is Specialist Disability Accommodation (SDA)?
SDA is housing designed for NDIS participants with extreme functional impairment or very high support needs. It is funded through your NDIS plan if the NDIA decides you are eligible.
What is the difference between SDA and SIL?
SDA is the home itself. Supported Independent Living (SIL) is the support you receive at home. Many people have both, but they are funded and arranged separately – and you can choose your SIL provider.
How do I know if I am eligible for SDA?
The NDIA decides eligibility based on your support needs and evidence from your health professionals. Your support coordinator or a specialist support coordinator can help you through the process.
Do you have SDA vacancies?
Vacancies change from time to time. Call us or send an enquiry and we’ll let you know what’s available.
Do I pay rent in SDA?
Yes. You usually pay a reasonable rent contribution. SDA funding covers the rest of the cost of the home. Day-to-day living costs like food and bills are paid separately.
Can I choose a different SIL provider from my SDA provider?
Yes. SDA (your home) and SIL (your support) are separate, and you can choose who provides your support. We provide both, but you’re never required to use us for both.
What is an SDA residency agreement?
In Victoria, it’s an agreement under Part 12A of the Residential Tenancies Act 1997 that sets out your rights and your provider’s duties as an SDA resident, including notice periods and repairs.
Which SDA design categories do you have?
Our SDA homes cover all four design categories: Improved Liveability, Fully Accessible, Robust and High Physical Support. Vacancies change, so call us or send an enquiry to ask what’s available now.
